All accessible areas, such as roofs, crawl spaces, and attics, will be thoroughly inspected. A clear, easy-to-read report with photos will be emailed to you later that evening. In compliance with Washington state law (WAC 308-408C-060), a full written report is provided for any home under contract. Additionally, we include a Flir thermal scan at no extra charge.
We provide a complete video of the entire sewer line, highlighting any deficiencies, materials used, and necessary repairs, all of which are noted in the report. We inspect the water flow in both directions—first, as it exits, and then with a second scan as it returns—to identify any low spots or issues. Unlike most sewer scope companies, which only inspect in one direction, we ensure a thorough examination.
The home is inspected just like a full inspection, but instead of receiving a report, you’ll join me, taking notes and photos. This service is often used by clients before submitting an offer in a competitive multiple-offer situation. Pre-inspection consultations are not available for homes under contract or for sellers, as per WA law. If you cannot attend the full inspection, a written report will be provided. All homes also receive a Flir thermal scan at no additional charge.
If you decide to move forward with a full inspection after a pre-inspection, the fee for the pre-inspection will be credited toward the cost of the full inspection.
Isn’t my home covered by a warranty? Why should I still get a home inspection?
Yes, your new home typically comes with a warranty, usually valid for one year. The specifics of the warranty can vary depending on the builder, with some offering third-party coverage and others providing it directly. However, we recommend having an inspection before closing to identify any issues, big or small, before you take possession. While city inspectors review the property during construction, we often find problems after the home is deemed "ready" for closing—either missed by the inspector or overlooked due to changes made after their visit. A pre-closing inspection ensures the home is truly move-in ready and helps avoid any surprises. Dealing with warranty claims after taking ownership can be challenging, so addressing potential issues early can save you time and stress.
Am I required to have my home inspected before selling?
No, in Washington state, you are not required to have an inspection before selling your home. However, some other states do require a form of inspection by the seller. By having your home inspected before listing it, you can avoid surprises if a buyer decides to conduct their own inspection. Without a pre-listing inspection, a buyer may request repairs, ask for a price reduction, or even cancel the deal if they have an inspection contingency. Conducting an inspection beforehand allows you to manage the situation, decide on necessary repairs, and control the cost of those repairs. It can also help protect you from potential lawsuits or disputes after closing, as you’ll have a licensed professional supporting the fact that you took the necessary steps to ensure the home was in good condition.
What is a warranty inspection?
Newly built homes usually come with a 1-year warranty. We recommend having the home inspected after it has settled over the course of a season. This allows the home to naturally settle into place. Scheduling an inspection before the warranty expires—typically around the 11-month mark—gives you a chance to identify any issues that may have developed. We provide a detailed report that you can submit to the builder or warranty department for repairs, helping to ensure your home is in optimal condition and your investment is safeguarded.
